Homebuyer Education

Buying a home is a very complicated process. There are many things you will have to do before you can move into your dream home. While your REALTOR® will help you will many of these steps, you may need or want to attend homebuyer counseling first. Many loans, especially those providing down payment assistance, require that the borrower complete homebuyer education. Be sure to check with your loan officer to see if you need to complete a course. If you are a first-time homebuyer, homebuyer education is recommended.

Homebuyer education typically follows a standard curriculum. The course can be administered individually, but more commonly it takes place in a group setting. The course involves several general topics, which include qualifying for a home loan, house hunting, finding and working with a lender and the responsibilities of being a homeowner.

Below you will find a list of agencies in the Memphis area that provide homebuyer education. Each agency has been approved by the U.S. Department of Housing and Urban Development (HUD), Tennessee Housing Development Agency (THDA) and/or the City of Memphis. Make sure you attend sessions that qualify for your loan program.

Topics include: credit profile management, the importance of credit, how to improve credit over time, laws that regulate the use of credit, qualifying for a mortgage loan, selecting a house, working with a REALTOR®, home construction, basic home maintenance, loan closing, predatory lenders and foreclosure. There is no charge for homebuyer education.

Description: Financial Counselors of America offers one-on-one counseling in homebuyer education, budgeting and saving, and delinquency and refinancing. FCA will work with a homebuyer for as long as the buyer wants or needs. Fees vary by service but do not exceed $150.

The Foundation offers basic and advanced homebuyer education workshops, which are held in English and Spanish. After the workshop, applicants receive individual counseling. Description: LeMoyne-Owen College Community Development Corporation (LOCCDC) offers free housing counseling and debt/credit counseling. The four-week intensive education course explores budgeting and credit, shopping for a home, predatory lending, getting a mortgage and home finances. LOCCDC also offers free individual counseling through the Homebuyers Club for those who face barriers of high debt or credit problems. Description: The Memphis Housing Resource Center (MHRC) helps low- and moderate-income individuals in the City of Memphis understand the complexities of buying and maintaining a home. MHRC offers group training sessions and individual counseling. The group training includes four sessions: home purchasing process, financial credit management, home ownership and basic home maintenance training. Call the office for a class schedule, which is updated quarterly. The cost for the group training is $50, which includes all materials, a credit report and credit counseling.

The agency targets those who live in the North Memphis area. The agency provides pre- and post-home buying counseling, mainly in one-on-one situations. Topics covered include debt retirement, credit repair, home maintenance, budgeting and debt/foreclosure. In order to get started with the free counseling, an individual should fill out an application available at the office. Please bring last month’s pay stub, three years of W-2 forms and $15 for the credit report. Potential homebuyers can also attend periodic educational workshops. No fee is charged for these services. NHO is part of the Memphis Leadership Foundation and Neighborhood Christian Centers.
